How to buy a KiwiBuild home

To be eligible to buy a KiwiBuild home you must:

  1. be at least 18 years old
  2. be a New Zealand Citizen, Permanent Resident or a Resident Visa holder who is ‘ordinarily resident in New Zealand’
  3. be a first home buyer or previous homeowner
  4. have a pre-tax income from the previous 12 months of:
    1. $120,000 or less for an individual buyer; or
    2. $150,000 or less for an individual buyer with one or more dependents; or
    3. $200,000 or less combined for two or more buyers, regardless of the number of dependents.


You will also need to commit to living in your KiwiBuild home for a minimum period before the home can be rented out or sold:

  1. at least one year for a studio or one bedroom home
  2. at least three years for a home with two bedrooms or larger.

Having your eligibility for KiwiBuild pre-approved can help speed up the purchase process when you have found a KiwiBuild home you would like to buy. You will also need to be pre-approved in order to enter the draw for any homes sold by ballot.


After you have had all your documents certified by an authorised person, you can submit your eligibility application to KiwiBuild. You will need to:

  1. Create a KiwiBuild account
  2. Upload your certified eligibility documents
  3. Upload your signed statutory declaration
  4. Submit your application to the KiwiBuild team


Please allow for up to five working days for your application to be processed. You will receive a notification from the KiwiBuild team if your application has been approved, or if you need to provide any additional information.


Your eligibility pre-approval will last for six months. You will receive a notification from the KiwiBuild team to update your details if you are getting close to expiry.

Once you have the KiwiBuild application sorted, it is time to find a home. Contact us to find out what homes we have currently available in the KiwiBuild Programme.

UPDATE: Due to recent unprecedented demand, this scheme is now fully subscribed and therefore we are unable to accept any new applications


First Home Partner is a shared ownership scheme to help aspiring first home buyers whose deposit and home loan aren’t quite enough to buy a home that meets their needs, purchase a home together with Kāinga Ora.


The maximum contribution Kāinga Ora will make towards a home purchase is 25% or $200,000 – whichever is lower.

Finding the deposit for your first home can be a struggle, with most lenders currently requiring a minimum 20% deposit. But with a First Home Loan you only need a 5% deposit which means getting into your first home is that much easier.


First Home Loans are issued by selected banks and other lenders, and underwritten by Kāinga Ora. This allows the lender to provide loans that would otherwise sit outside their lending standards.

If you’ve been contributing to your KiwiSaver for at least 3 years you may be eligible for a First Home Grant of up to $10,000 to top up your deposit.
